South Scottsdale saw more sales even as homes took longer to sell

Real estate, South Scottsdale

More homes sold in South Scottsdale this period. That is the headline. But they took longer to get there, so if you are planning a move, you have more breathing room than a year ago.

Homes are taking longer, but they are still selling

The Real Estate Data Aggregator put the median days on market in 85251 at 83 days for that period. That is 8 days longer than a year earlier. Realtor.com reported the South as a whole sat at 68 days on market in September 2026. South Scottsdale ran a little slower than that broader region.

A slower pace is not the same as a weak market. Pending sales in 85251 hit 218 in that same period, up 17.2% from a year before, according to the Real Estate Data Aggregator. Buyers are under contract. They are just taking a bit more time to get there.

Prices climbed, and sellers still got close to their asking price

The Real Estate Data Aggregator put the median sale price in 85251 at $630,000 for the three months ending August 31, 2026. That is up 17.8% from the same period a year earlier. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. South Scottsdale outpaced the national number by a wide margin.

Sellers received an average of 96% of their list price, up 0.2 points from a year ago, per the Real Estate Data Aggregator. That is a small gain, but it moved in the right direction. Only 3.7% of homes sold above list price, up 0.7 points from last year. Most deals closed below asking, which is worth knowing before you set a price.

Supply is still measured, and new listings are rising

The Real Estate Data Aggregator counted 398 homes for sale in 85251 during that period, down just 1.5% from a year earlier. New listings came in at 309, up 22.1% from the same months in 2025. More sellers are entering the market. Months of supply sat at 5.6, down 1.8 months from a year before. That drop in supply months, even with more listings, reflects how much sales volume picked up.

One thing buyers are watching: mortgage rates

Realtor.com reported that mortgage rates topped 7% in September 2026. That matters for what buyers can afford. CNBC noted that a monthly payment on a median-priced home with a 30-year fixed mortgage took up roughly 33% of a median family's income in 2025, compared with 26% in 2022. Affordability is tighter than it was a few years ago, and that shapes how buyers approach price.

Realtor.com also put the median list price across the South at $379,000 in September 2026. South Scottsdale's $630,000 median sale price sits well above that regional figure. This area draws a different buyer pool.

Speed to contract slowed slightly

The Real Estate Data Aggregator found that 16.5% of homes in 85251 went under contract within two weeks of listing in the three months ending August 31, 2026. That is down 0.7 points from a year earlier. A little over 1 in 6 homes moved that quickly. The rest took longer, which fits with the 83-day median.

In short
  1. South Scottsdale sold more homes this period, prices rose, and sellers still got close to asking.
  2. The trade-off: homes sat longer before closing.
  3. More new listings are coming to market, so buyers have more to look at.
  4. The data covers the three months ending August 31, 2026.

These numbers cover all of 85251. One street can read very differently from the ZIP code as a whole. Prices, days on market and how close to list you land can shift a lot from block to block.
