South Scottsdale prices climbed well above the broader U.S. pace
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. South Scottsdale moved at a very different speed. The Real Estate Data Aggregator counted a $630,000 median sale price in ZIP 85251 for the three months ending August 31, 2026. That is up 17.8% from the same months a year before. For homeowners, local values held up far better than the national pace. For buyers, broad headlines can hide what is really happening street by street.
More homes sold, and supply stayed tight
The Real Estate Data Aggregator counted 217 homes sold in ZIP 85251 for the three months ending August 31, 2026. That is up 29.9% from the same period a year earlier. More activity did not loosen the market much. Homes for sale came in at 398, down 1.5% from a year before. Supply fell to 5.6 months, which is 1.8 months less than the year before. Fewer choices on the shelf helped keep prices firm.
Homes are taking a little longer to sell
Not every signal points the same way. The Real Estate Data Aggregator put the median days on market at 83 days in ZIP 85251 for the three months ending August 31, 2026. That is 8 days longer than a year before. Realtor.com reported that the broader South region sat at 68 days in September 2026. So South Scottsdale homes are taking more time than the regional midpoint. Sellers should price carefully from the start. The average sale came in at 96% of list price, up just 0.2 points from a year ago, according to the Real Estate Data Aggregator. Most homes are selling close to asking, but not over it. Only 3.7% of homes sold above list price, the Real Estate Data Aggregator found.
New listings and pending sales both picked up
The Real Estate Data Aggregator counted 309 new listings in ZIP 85251 for the three months ending August 31, 2026. That is up 22.1% from a year before. Pending sales came in at 218, up 17.2% year over year. Demand kept pace with the new supply coming in. About 16.5% of homes went under contract within two weeks of listing, down just 0.7 points from a year ago. Most homes still need more than two weeks to find a buyer, but the pipeline stayed active.
A wider backdrop worth knowing
Mortgage rates topped 7% in September 2026, Realtor.com reported. That affects what buyers can afford everywhere. The Federal Housing Finance Agency also noted U.S. house prices rose 0.3% month over month in July, seasonally adjusted. The national market is still moving, just slowly. South Scottsdale's 17.8% annual gain stands out clearly against that backdrop.
