Some parts of Third Market are moving much faster than others

Real estate, Third Market

Your ZIP code matters more than the market average right now. The Real Estate Data Aggregator counted homes selling in a median 37 days in one part of Third Market and 73 days in another, for the three months ending August 31, 2026. That 36-day gap is the story.

Realtor.com put the national median days on market at 62 days for homes sold this week. Several Third Market ZIP codes beat that number. A few others are sitting well above it.

How each ZIP code stacked up on speed

ZIP 85226 in Chandler moved fastest. The Real Estate Data Aggregator counted a median 37 days on market there, 18 days shorter than a year before. That is a real shift, and sellers there had pricing power to match.

ZIP 85248 in Chandler was the slowest. The Real Estate Data Aggregator counted a median 73 days, even though that was 12 days shorter than a year before. Homes there are still selling, but buyers have more time and more room to talk.

That is a softer drop than the national figure, which is a small positive.
