Secondary Market has more listings, and contracts are still keeping up
More homes are competing for the same buyers. That means pricing and preparation matter more than simply waiting.
The Real Estate Data Aggregator counted 1,487 new listings across Secondary Market in the three months ending August 31, 2026. That is up 8.5% from the same months of 2025. At the same time, inventory rose 3.1% to 1,587 homes for sale. Nationally, the National Association of Realtors reported inventory reached 1.60 million homes in September 2026. More choices for buyers is the clear trend, both here and across the country.
Here is the good news. The Real Estate Data Aggregator counted 1,285 pending sales across Secondary Market in the same period, up 2.3% from a year before. Buyers are still active. They are just choosing more carefully among more options.
Buyers are writing offers, but rates are a headwind
Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported the average mortgage rate on the market at 7.40% as of October 22, 2026. Rates above 7% add real cost for buyers. That makes a sharp price matter more than it did a year ago.
The National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. Local results are more mixed, as you will see below.

- That tells you buyers are active, but they have more to choose from.

One more thing. A single street can read very differently from its ZIP code overall. The numbers above cover broad areas. Your block may be tighter or softer than the ZIP around it.
