Secondary Market has more choice, but deals are still moving

Real estate, Secondary Market

More homes are coming to market. That means more competition for sellers, and a bit more breathing room for buyers.

Realtor.com reported U.S. for-sale listings were growing nearly 7% year over year for the week ending October 10, 2026. Right here, the Real Estate Data Aggregator counted 1,487 new listings across Secondary Market in the three months ending August 31, 2026. That is up 8.5% from the same months of 2025. So your home has more neighbors on the market than it did a year ago.

Buyers are still out there

Here is the honest part: more listings means sellers have to work harder. But the Real Estate Data Aggregator counted 1,285 pending sales across Secondary Market in the three months ending August 31, 2026. That is up 2.3% from the same period a year ago. Buyers are still making offers. Well-priced homes are still moving.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost for buyers. The National Association of Realtors reported existing-home sales nationally reached 3.99 million in September 2026. Sales are happening, just not at the pace of a few years ago.

Speed varies a lot by ZIP code

Not every home sold fast. The Real Estate Data Aggregator shows the median days on market ranged from 33 days in 85024 to 80 days in 85016, in the three months ending August 31, 2026. That is a wide gap. Where your home sits matters a lot.

Median days on market by ZIP, three months ending August 31, 2026
  1. 18502433 days
  2. 28502343 days
  3. 38502249 days

Prices tell a mixed story

Some ZIP codes saw prices rise. Some dipped. The Real Estate Data Aggregator shows the median sale price in 85024 rose 19.6% year over year to $619,038. In 85050, it rose 16.9% to $725,000. But in 85028, the median slipped 8.2% to $693,000. In 85020, it fell 9.5% to $389,000. Pricing your home right for your specific street matters more than ever.

Quick contracts: where buyers moved fastest

The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 85024, that share was 43.9%, up 13.6 points from a year before. In 85028, it was 34.7%, up 5.6 points. Even in slower ZIP codes, that share is rising. Priced-right homes are not sitting long.

What sellers are actually getting

Homes across Secondary Market are selling close to their asking price. The Real Estate Data Aggregator shows sale-to-list ratios ranging from 96.2% in 85016 to 98.5% in 85024, in the three months ending August 31, 2026. Most ZIP codes held at or above 97%. That tells you buyers are not slashing offers, but overpriced listings do feel the gap.

Months of supply: how much choice buyers have

Months of supply tells you how long it would take to sell every home currently listed, at the current pace. The Real Estate Data Aggregator shows 85016 at 7.1 months, the highest in the market. That gives buyers real choice there. But 85050 sits at 2.8 months and 85024 and 85027 each sit at 2.9 months. Those are tight. Supply is not the same story everywhere.

  2. 2850242.9 months
  3. 3850272.9 months

In short
  1. Secondary Market has more listings than a year ago, and that is real competition for sellers.
  2. But the Real Estate Data Aggregator counted 1,285 pending sales in the three months ending August 31, 2026, up 2.3% from 2025. Buyers are still active.
  3. Price your home right for your ZIP code, and it can still move.

One last thing: these are ZIP code numbers. One street can read very differently from the whole ZIP. The numbers above are a starting point, not the final word on your home.
