Scottsdale prices rose faster than the national market
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. In 85255, the Real Estate Data Aggregator counted a 17.9% rise over the same stretch. That gap is the main thing to understand about this market right now.
The Real Estate Data Aggregator put the median sale price in 85255 at $1,532,500 for the three months ending August 31, 2026. A year earlier, that number was meaningfully lower. A 17.9% rise in one year is not a small move.
More homes sold, fewer were available
The Real Estate Data Aggregator counted 258 homes sold in 85255 in the three months ending August 31, 2026. That is up 8.4% from the same months in 2025. At the same time, homes for sale fell 13.9% to 335. Fewer choices and more buyers tend to push prices up. That lines up with what the numbers show.
Homes are moving a little faster
The Real Estate Data Aggregator shows the median home in 85255 took 79 days to sell. That is 3 days shorter than the same period in 2025. Not a dramatic shift, but the direction is clear. Months of supply also dropped, from 5 to 4. That means the pool of available homes shrank relative to demand.
Nearly 1 in 4 homes, 23.8% to be exact, went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share rose 4.3 points from a year before. Some homes still sat for a while. The median of 79 days tells you that not every home moved quickly.
What sellers are getting at closing
The Real Estate Data Aggregator put the average sale-to-list ratio at 96% for the three months ending August 31, 2026. That is up 0.6 points from a year earlier. Sellers are getting a little closer to their asking price than before. Still, most homes sold below list. Only 4.3% sold above list price, down 2.8 points from 2025.
The national picture looks different
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% from August 2025 to August 2026. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Active listings nationally topped 1.16 million homes in September 2026, also per Realtor.com. Scottsdale 85255 moved in a different direction on all three of those measures.
The Real Estate Data Aggregator counted 283 new listings in 85255 in the three months ending August 31, 2026. That is up 2.9% from a year before. More sellers came to market, yet supply still fell. That tells you demand absorbed the new listings and then some.
- The Real Estate Data Aggregator shows 85255 posted a 17.9% price gain through August 31, 2026, while the Federal Housing Finance Agency put the national gain at 2.4%.
- Fewer homes were for sale, more sold, and they sold a little faster.
- Most homes still sold below list, and the median sat at 79 days on market, so pricing still matters.
