One part of North Phoenix is moving much faster than the rest
The Real Estate Data Aggregator counted 43.9% of homes in ZIP 85024 going under contract within two weeks, for the three months ending August 31, 2026. No other North Phoenix ZIP came close. If you own or want to buy there, the pace is real and the gap is wide.
The wider picture: more sellers than buyers
Redfin reported that Phoenix had 105.8% more sellers than buyers in September. That is a lot of supply. Yet 85024 is still moving fast. That tells you the market is not one thing across North Phoenix.

Rates are adding pressure for everyone
Realtor.com reported mortgage rates topped 7% in September 2026. Redfin reported the weekly average hit 7.4% on October 8, a three-year high. Higher rates slow buyers down in most markets. That makes 85024's pace even more notable.
What this means for sellers in slower ZIPs
In 85085, the Real Estate Data Aggregator counted 84 median days on market and only 15.4% of homes going under contract within two weeks. Months of supply there was 3.8 months. Sellers in that ZIP should not expect 85024's pace. Pricing carefully from the start matters more when buyers have time to wait.
North Phoenix overall sold 1,096 homes in the three months ending August 31, 2026, up 2.8% from a year before, per the Real Estate Data Aggregator. New listings rose 7.5% to 1,277. More supply is coming in, which gives buyers more choices in most ZIPs.
- ZIP 85024 is moving faster than any other part of North Phoenix, with 43.9% of homes going under contract within two weeks and a median of just 33 days on market.
