North Scottsdale sales rose even as listings fell

Nationally, sellers are piling up. Redfin counted 1,510,784 home sellers in the U.S. in September, the most since March 2020. Buyers numbered just 928,892, the lowest since 2013. Sellers outnumbered buyers by 62.6%, Redfin reported on October 14, 2026. That is the country. North Scottsdale told a different story.

The Real Estate Data Aggregator counted 920 homes sold across North Scottsdale in the three months ending August 31, 2026. That is up 7.6% from the same three months in 2025. At the same time, new listings fell 5.6%, to 953. Fewer homes came to market, and more sold. That gap matters to anyone thinking about pricing or timing.

Pending sales across North Scottsdale came in at 960, up 2.6% from a year before, according to the Real Estate Data Aggregator. Buyers are still signing contracts. The pipeline has not dried up.

How each ZIP code read

The area-wide numbers are one thing. Each ZIP has its own story. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Where prices moved

Not every ZIP saw prices climb the same way. Some rose sharply. One fell.

85054 posted a 33.5% jump in median sale price, to $905,000. But the Real Estate Data Aggregator also counted only 42 homes sold there, down 38.2% from a year before. A small number of sales can move a median a long way. Read that figure with care.

85255 saw its median rise 17.9%, to $1,532,500, on 258 sales. That is the largest sales count of any ZIP here. 85260 climbed 15.9%, to $747,500. 85377 fell 15.3%, to $1,054,625, on just 15 sales.

How fast homes moved

Speed varied a lot by ZIP. 85260 was the quickest. 85262 was the slowest.

85260 took a median 61 days, 8 days shorter than a year before. 85262 took 134 days, 40 days longer. 85266 added 66 days to its median, the biggest year-over-year jump of any ZIP. Not every home moved fast, and that is worth knowing before you set a price.

Quick contracts: who went under fast

The Real Estate Data Aggregator also tracks homes that went under contract within two weeks of listing. In 85254, that share was 25.7%, up 4.4 points from a year before. In 85260 it was 22.6%, up 4.2 points. In 85255 it was 23.8%, up 4.3 points.

85377 had just 9.1% of homes go under contract within two weeks, down 5.2 points. That ZIP has only 15 sales total, so each figure there carries more noise than signal.

What the wider picture adds

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. North Scottsdale's stronger ZIP codes outpaced that national pace by a wide margin.

Redfin reported on October 15, 2026 that the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. The median asking price fell 0.3%, the first decline since March. Rates topped 7% in September, Realtor.com reported on September 30, 2026. Redfin put the weekly average at 7.4% on October 8, a three-year high. Those rates are a real headwind for buyers everywhere.

In short
  1. North Scottsdale sold 920 homes in the three months ending August 31, 2026, up 7.6%, even as new listings fell 5.6% to 953. Demand held where supply shrank.
  2. But the ZIPs tell different stories: 85260 moved in 61 days, 85262 in 134. Price gains ranged from 0.1% in 85254 to 33.5% in 85054. One street can read very differently from the ZIP around it.
