North Scottsdale Has Fewer Listings, but More Homes Are Still Selling
Here is the number that changes what a homeowner should do right now. The Real Estate Data Aggregator counted 1,179 homes for sale across North Scottsdale in the three months ending August 31, 2026. That is down 13.2% from the same months of 2025. Fewer listings means a well-priced home has less to compete with.
At the same time, Realtor.com reported mortgage rates topped 7% in September 2026. That is a real headwind for buyers. Yet sales still climbed. The Real Estate Data Aggregator counted 920 homes sold across North Scottsdale, up 7.6% from the same period a year before. Demand held up even with rates above 7%.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. North Scottsdale's own ZIP codes tell a more varied story, as you will see below.
How Each ZIP Code Looked
Not every ZIP moved the same way. Some saw prices rise sharply. Others saw homes sit longer. Here is what the Real Estate Data Aggregator counted for each area in the three months ending August 31, 2026.
The Speed Story: Some Homes Move Fast, Others Take Time
In 85260, the Real Estate Data Aggregator recorded a median of 61 days on market. That was 8 days shorter than the same period of 2025. In 85262, the median was 134 days, which was 40 days longer than a year before. Not every home sold fast, and the ZIP code you are in matters a lot.
How Quickly Did Buyers Commit?
The Real Estate Data Aggregator also tracked the share of homes that went under contract within two weeks of listing. In 85254, that share was 25.7%, up 4.4 points from a year before. In 85377, only 9.1% of homes moved that fast, down 5.2 points. The right price in the right ZIP still draws quick action.
Supply Is Tightening in Most ZIP Codes
Months of supply fell in five of the seven ZIP codes. The Real Estate Data Aggregator put 85377 at 2.7 months, down 5.3 months from a year before. That is the tightest supply in the market. At the other end, 85054 sat at 5 months, up 1.3 months, with only 42 homes sold. That ZIP moved differently from the rest.
What About the Bigger Picture?
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 0.3% month over month in July 2026, on a seasonally adjusted basis. Year over year, they rose 2.6%. North Scottsdale's price gains in several ZIP codes outpaced that national figure by a wide margin.
Realtor.com reported rates topped 7% in September 2026. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, compared with 26% in 2022. That gap is real, and buyers are feeling it. Even so, North Scottsdale's pending sales rose 2.6% to 960, according to the Real Estate Data Aggregator.
- Sales are up, listings are down, and most ZIP codes have tighter supply than a year ago.
- Rates above 7% (Realtor.com) are slowing some buyers, but demand across North Scottsdale has not stopped.
- Pricing still matters: homes in 85262 and 85266 are taking over four months to sell at the median, while 85254 and 85260 are moving faster.
One last thing worth saying plainly. These numbers cover whole ZIP codes. One street, one community or one price point can read very differently from the ZIP code average. If you want to know what the data says about your specific address, text me and I will look it up.
