North Phoenix listings rose faster than sales this summer
Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 1,277 new listings across North Phoenix in the three months ending August 31, 2026. That is up 7.5% from the same months of 2025. Homes sold rose only 2.8% in the same period. Listings are growing faster than buyers are moving. That means your home has more competition today than it did last summer.
That gap is real, but it is not a crisis. The Real Estate Data Aggregator shows 1,096 homes sold across North Phoenix in those three months. Buyers are still out there. They just have more to look at now. A well-priced, well-prepared home still moves. Realtor.com reported that mortgage rates topped 7% in September 2026, which does slow some buyers down. That makes first impressions count even more.
What the numbers look like ZIP by ZIP
The market is not the same in every corner of North Phoenix. Some ZIP codes are tighter than others. The Real Estate Data Aggregator breaks it down below for the three months ending August 31, 2026.
Prices moved in different directions. The Real Estate Data Aggregator shows 85050 rose 16.9% to $725,000, and 85024 rose 19.6% to $619,038. On the other side, 85028 dipped 8.2% to $693,000, and 85022 fell 8.1% to $444,750. Not every part of North Phoenix is the same story.
How fast are homes selling?

- 285023 – Phoenix, AZ43 days
- 385022 – Phoenix, AZ49 days
- 485032 – Phoenix, AZ52 days

- 785029 – Phoenix, AZ58 days
- 885050 – Phoenix, AZ58 days
- 985083 – Phoenix, AZ58 days
- 1085085 – Phoenix, AZ84 days
85024 was the fastest ZIP, with a median of 33 days on market, per the Real Estate Data Aggregator. 85085 was the slowest at 84 days, 8 days longer than the same period in 2025. If your home sits in 85085, patience and pricing are doing real work right now.
Where buyers moved quickly
The Real Estate Data Aggregator tracks how many homes went under contract within two weeks of listing. That tells you where buyers are most decisive. 85024 led with 43.9% of homes going under contract that fast, up 13.6 points from 2025. 85085 had the lowest share at 15.4%.
Supply is rising in some ZIP codes
Months of supply tells you how long it would take to sell every home currently listed, at the current pace of sales. The Real Estate Data Aggregator shows 85022 had 4.9 months of supply, up 1.4 months from 2025. That is the highest in North Phoenix and means sellers there face the most competition. 85050 had the least, at 2.8 months, down 0.6 months.
What sellers are actually getting
Even with more supply, sellers are still closing near their asking price. The Real Estate Data Aggregator shows sale-to-list ratios between 97.5% and 98.5% across most ZIP codes. That means a $500,000 list price is typically closing between $487,500 and $492,500. Not every home sold above list, but 85029 had 20% do so, the highest in North Phoenix.
Rents are also softening nearby
Realtor.com reported the Phoenix-Mesa-Chandler median asking rent at $1,430 in September 2026, down 1.9% from September 2025. That decline is smaller than the 5.8% drop Realtor.com measured in the prior year. Rents are still falling, just more slowly. For homeowners, this is worth watching: softer rents can keep some would-be buyers renting a little longer.
Redfin reported Phoenix home prices changed minus 0.1% month over month as of October 20, 2026. That is a small dip, not a slide. Nationally, Redfin reported U.S. home prices rose 3.8% year over year in September 2026, the fastest annual pace since June 2025. North Phoenix is moving differently from the national picture in some ZIP codes.
- New listings in North Phoenix rose 7.5% while sales rose only 2.8%, per the Real Estate Data Aggregator, in the three months ending August 31, 2026. That gives buyers more choice and puts more pressure on sellers to price carefully.
- Most homes are still closing near list price, and some ZIP codes are moving fast.
- But the market is not the same on every street.
These are area-wide numbers. One street can read very differently from the whole ZIP code. If you want to know exactly where your home sits in this picture, text me your address.
