Central Scottsdale has more listings, but sales are still a little softer

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 311 new listings across Central Scottsdale in the three months ending August 31, 2026, up 20.1% from the same months of 2025. At the same time, pending sales fell 9.1% to 270. More homes, fewer buyers going under contract. That gap is the story.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. That is the backdrop. Central Scottsdale is not alone in this shift.

Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers down. It explains some of the softness in pending sales here.

85258: prices up, but fewer buyers are closing

The Real Estate Data Aggregator put the median sale price in 85258 at $970,000 for the three months ending August 31, 2026. That is up 20.1% from the same period a year before. Prices moved up. But homes sold fell 3.8% to 175, and pending sales dropped 12.2% to 165. Fewer deals are getting done even as prices held strong.

The Real Estate Data Aggregator found that 21.8% of homes in 85258 went under contract within two weeks of listing. That is up 6.4 points from a year before. Well-priced homes are still moving quickly. The ones sitting longer are pulling that 61-day median up.

Only 3.4% of homes in 85258 sold above list price, down 2.1 points from a year before, according to the Real Estate Data Aggregator. Bidding wars are rare here now. Pricing right the first time matters more than it did.

85250: more new listings, sales held nearly flat

The Real Estate Data Aggregator counted 119 new listings in 85250 for the three months ending August 31, 2026. That is up 30.8% from the same months of 2025. Homes for sale rose 9.6% to 137. Yet homes sold came in at 101, up just 1% from a year before. Supply grew much faster than demand.

The Real Estate Data Aggregator found that 23.8% of 85250 homes went under contract within two weeks of listing. That is up 5.4 points from a year before. Fast sales are happening. But the median days on market rose 4 days to 73. Not every home sold quickly.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure. But it tells you what buyers everywhere are expecting: room to negotiate.

The wider picture

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Central Scottsdale's 85258 outpaced that by a wide margin. 85250 also beat it. Local prices have held up better than the national average.

CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025. That was 26% in 2022. Affordability is tighter for buyers. That is part of why pending sales are softer.

In short
  1. Central Scottsdale added listings faster than it added buyers in the three months ending August 31, 2026. The Real Estate Data Aggregator counted 311 new listings across both ZIP codes, up 20.1%, while pending sales fell 9.1% to 270. Prices are still up in both ZIPs.
  2. But buyers have more choices now, and they know it.
  3. Prep and pricing are doing more of the work than they were a year ago.

One more thing worth knowing. The numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A cul-de-sac near McCormick Ranch, for example, may have seen no new competition at all. Or it may have more than the ZIP average.
