Central Scottsdale has more listings, but contracts have slowed

By Vanessa Aragon
Real estate, Central Scottsdale

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 349 homes for sale across Central Scottsdale. That is up 11.9% from a year ago. At the same time, pending sales fell 9.1%. More supply and fewer contracts means buyers have more choice. That puts more pressure on sellers to price carefully.

This is not just a local story. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Realtor.com also reported that 20.8% of listings took a price cut that month, the highest share since October 2022. More sellers are adjusting. That is the backdrop your home competes in.

The two ZIP codes read differently

85258 and 85250 are both seeing more listings and slower contracts. But the details split in ways that matter if you own in one of them.

85258: prices rose, but homes sold more slowly

The Real Estate Data Aggregator put the median sale price in 85258 at $970,000. That is up 20.1% from the same three months in 2025. Homes sold fell a little, down 3.8%. Median days on market was 61 days, which is 11 days shorter than a year ago. So well-priced homes still moved. But only 3.4% sold above list price, down 2.1 points from last year. Buyers are not rushing past the asking price.

New listings in 85258 rose 14.3% from a year ago. The Real Estate Data Aggregator counted 192 new listings in the period. Supply is at 3.7 months, up 0.5 months from last year. That is still a fairly tight market, but the cushion sellers had a year ago has thinned.

One bright spot: 21.8% of homes in 85258 went under contract within two weeks of listing. That is up 6.4 points from a year ago. Price it right and the right buyers do show up quickly.

85250: more days, more supply, but buyers are still closing

The Real Estate Data Aggregator put the median sale price in 85250 at $615,000. That is up 8.8% from last year. Homes sold actually ticked up 1%, to 101. But days on market rose 4 days, to 73. Buyers are taking a bit longer to decide. New listings jumped 30.8%, the sharpest rise in either ZIP code. Supply sits at 4.2 months.

In 85250, 23.8% of homes went under contract within two weeks. That is up 5.4 points from a year ago. So fast sales still happen. The homes that sit are the ones priced past where buyers are willing to go.

Rates are adding pressure from outside

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That forecast rises to 7.5% for all of 2027. Higher rates limit what buyers can afford. That is one reason pending sales have pulled back.

CNBC also reported that pending home sales nationally were down 8.5% year-over-year in September, according to Zillow. Central Scottsdale's 9.1% drop in pending sales sits right in line with that national picture.

In short
  1. Central Scottsdale has more homes for sale and fewer signed contracts than a year ago.
  2. Prices are still up in both ZIP codes.
  3. But buyers have more options, rates are above 7%, and price cuts are rising nationally.
  4. Homes that are priced well and prepared well are still going under contract fast.
  5. The ones that are not are sitting longer.

One more thing to keep in mind. These numbers cover two ZIP codes. One street can read very differently from the whole ZIP. A block closer to a canal, a golf course or a main road can have its own pace and its own price. The ZIP code average is a starting point, not the whole answer.
